Simply put, an easement is just the right of one person to use someone else's property. This is usually seen in the concept of an access road, such as if you were driving across one person's land every day and using that parcel as an access to get to another road. But an easement can be used in a variety of ways. You may want an easement that restricts how tall trees can grow or how buildings and homes can be, so as not to restrict views. You may also need an easement to run utilities such as electricity or water. The easement is a written document that grants these rights and sets forth the limits to each owner's property.
