Hi. I'm Christophe Choo with Coldwell Banker Previews International in Beverly Hills. Today I'm gonna take you on a driving tour of a little-known area of south Beverly Hills it's a little bit more affordable than some of the other more expensive areas. So I want to take you on a little tour of this little neighborhood or parts of this neighborhood. So here we are. I'm literally right now located about two blocks just south of Wilshire Boulevard in Beverly Hills. I'm west of Beverly Drive and east of Century City. And we call this the south end of Beverly Hills. Now there are different parts to the south end of Beverly Hills but this is one of the nicer ones. It's located literally just a couple blocks from downtown, this business district. You have Neiman Marcus, Sak's Fifth Avenue, all of the main stores and shopping literally right around the corner. And that's one of the reasons people really, really love this area. People who wanna walk to restaurants and stores and go shopping on Rodeo. It's a very popular area, and recently I've actually sold a few homes here in this neighborhood to foreign buyers who wanted to be literally going to shopping at Rodeo Drive when they come here to L.A.. It's an area of homes that were primarily built in the 1920's to the 1930's, even some in the 40's. There is some newer construction going on of late here in the neighborhood and in the area. And, so there's some new construction, but primarily a lot of old classic Spanish and Mediterranean style homes, as you can see here as we're driving along. Very, very popular area. Prices range here from about 1.6, 1.7 million for a fixer, up to about 6.5 million or so for a really done or actually a brand new home in the neighborhood. But compared to the flats of Beverly Hills, which is about four to five blocks north, houses in that area start at about 2.5 up to about 11 million. So, it's a different price point. Still very beautiful homes. Not quite as large some of the other homes in the other parts of Beverly Hills. And the range here is typically about 2,000 square feet up to about 6,000. Here's a newer home that was built a few years ago. here we're actually on south Rodeo Drive. Now this is the residential part of Rodeo Drive, which is south of Wilshire and there's a residential part of Rodeo Drive north of Santa Monica Boulevard, and then we have the shopping area in between. So you can get a little glimpse here. A lot of beautiful palm trees. I don't know if these maple trees here on the street or elm trees. But you can see some of the diverse architectural styles we have here on the street. And how nice would it be to have a home right here literally one block from Rodeo Drive, which we're gonna go to right now. You have the Beverly Region Hotel right over there, the Boulevard. Also what's interesting, this last block here from Charleville north is all apartments and condominiums. So we've just left the residential zone and we're now entering into the mixed use zone of apartment buildings, offices, condos, right here we're now at going up to Rodeo Drive. So I might as well take you a little bit further north just to give you a little bit of a feeling for the neighborhood. But right here we have the Beverly Region Hotel that I love to come to. they have a restaurant called the Boulevard, which is really great to hang out. You can sit there, have drinks overlooking all the people walking up and down Rodeo Drive. Some great stores, Wolfgang Puck's Cut restaurant, which is one of the best steak houses in LA, is right over there. And here we are at Rodeo Drive. So again, it's about an 8 block east and west in the south area of Beverly Hills here in the west. And it's about 2, 3 blocks from Wilshire to the south in terms of the residential apart, and here we are right at Wilshire where we're going to go up Rodeo Drive. Up the shopping areas, I'm going to go two or three more homes up here in the north Rodeo Drive section of the Beverly Hills flat. So Beverly Hills is one of the greatest destinations in the world. We have Rodeo Drive, which is kind of the anchor point here in the Golden Triangle, which is the business district and every luxury brand known to man, from Bulgari to Louis Vitton, Chanel, Gucci, [xx], I mean, Ralph Lauren, every single possible luxury brand is here on this street.
