Finding a title company can be difficult without guidance from an expert real estate investor. Should real estate investors use out of state title companies to escrow subject to or wrap around mortgage deals? An educated and well informed property investor can save a tremendous amount of time and money... Hello, this is Marko Rubel with Unlimited Funding Program, the authority in real estate investing. Today I've prepared a short tutorial on how to find a local title company to escrow wraps and sub 2 deals. Here are some real estate investment strategies for finding a title company in your area. Question -- ''What if the only type of company we can find to do the closing, knowing how to do wraps, is out of state? How can we be there for to do that?" Answer -- ''When you're having a title company doing a wrap or a subject to, you need to have the title company be in your town, where you are. First of all, it's not that easy to get a title company to close a deal that's out of state. You want to use a local company. It's not about finding them. They are there. Paul, the only thing you need to do is get out, go there. Meet with them. Use your charm. Talk to people and obviously, project confidence. Don't ask, "Oh guys, do you do this?" Just say, "Hey, I have a transaction that's coming to be a wrap. Can you escrow it? How long would it take you to prepare the documents?" Put them on the defense. You're not there to beg or anything. Plus, if they can't do it, they're just not going to do it. You're going to say, "How quickly can you do this?" and say, "How does this work?" Basically, there's no new loan, we're just getting the deed from the homeowner, it's like a wrap. It's like subject to or all this. "Let me ask a lady in my office." "You know what Mary, if you have someone in your office who has been around maybe 20 years, they'll know, because back years ago, this was very popular. If you have someone there, can you ask them?" That's it. You just ask. You call one, another, another, and you will find this is not something... What we're doing, it is creative real estate. It's underground. It's a lot more profitable. It's very strategic. People will escrow this. I've escrowed these hundred times. By the way, Mike, you saw the email from Lester, right? Mike: Yes, I didn't count how much money it was, but I remember it was $37,000, $12,000... it was like $60,000-$70,000. I didn't look that carefully in the email. How much money was in this month? This month here, or the one that he bought the house and sold it in 23 hours? That's another thing. He bought a house, sold a house in 23 hours. Why? Because it sold the way that majority of people can afford it then needs to walk away and that's why he did it.
